2019 Town Wide Reassessment

Overview

Town of Guilderland Assessment Impact letters will be in the mail by March 1st. All Guilderland Home Owners: We have received an astonishing number of our "Property Description Reports" returned to us. We have currently received 57% of our "Property Description Reports" back. We thank all of the homeowners for taking the time to submit these reports. Your input allows us to verify the information we have on record and to update it accordingly for our reassessment process. Your contribution to this project is extremely valuable to the success of this project.

Helpful Calculations

Calculating Percentage of Change of Assessment

  • New Assessment minus Old Assessment
  • divided by old assessment
  • multiply by 100
  • equals percentage of change

Calculating Estimated Tax on New Assessment

School and Library

  • Look at your 2018-2019 School Tax Bill
  • Identify your school, library, and any exemptions.
  • Identify your school and library tax rates on the tax rate handout mailed with your Impact (change) Letter
  • Using your New Assessment, Divide the New Assessment by 1000
  • Multiply the result by the "Adj 2018 Rate/1000" for your school or library rate
  • If you have both school and library on your tax bills, add them together.
  • The result is your gross tax bill amount. Subtract any exemptions that appear on your tax bill.
  • The result is an estimation of tax based on 2018 tax levies and budgets and applying them to your new assessment.

Town and County

  • Look at your 2019 Town and County Tax Bill
  • Identify on your tax bill which tax rates will apply to your property
  • Using your New Assessment, Divide the New Assessment by 1000
  • Multiply the result by the "Adj 2018 Rate/1000" for each of the tax rates that apply to your property
  • Sewer and some water districts are based on units or flat amounts rather than assessments. Sewer on most homes may be estimated as a single-family home and would be $300.57 (5 units of SW501 Zone A and 3 units of SW505 O&M).
  • Add together all the results together with sewer, if it applies.
  • The result is your gross tax bill amount. Subtract any exemptions that appear on your tax bill.
  • The result is an estimation of tax based on 2018 tax levies and budgets and applying them to your new assessment.
