Proposed Foundry Village Planned Unit Development

SE Corner of Western Avenue/Foundry Road/Willow Street Intersection

An application has been submitted to the Town for the proposed Foundry Village Planned Unit Development (PUD), which would consist of the following:

  1. 202 apartments with a mix of studio, 1-bedroom and 2-bedroom units
  2. Up to a 6,400 +/- square feet medical office or urgent care facility
  3. Approximately 5,000 +/- square feet fitness center
  4. 1,500 +/- square feet of commercial pad space for a restaurant or bank
  5. Outdoor amenities such as pool, patio areas, passive and active recreation including a tennis court and half basketball court

There are 5 separate parcels, under the same ownership, consisting of 13 acres +/- in the Local Business (LB) District and Residential Overlay (RO40) District that will be merged into one parcel for the Foundry Village PUD.

The existing 5 parcels contain a total of 10 structures that were formerly used for commercial and residential uses. All structures on the site are currently vacant. One of the structures on the site, the former Master Cleaners business, has been classified as a Brownfield by the NYS Department of Environmental Conservation. Remediation of the brownfield site is proposed as part of the Foundry Village PUD.

PUDs are reviewed according to section 280-17 of the Town Code. The Town Board acts as the lead agency for PUDs, with the Planning Board conducting site plan reviews/approvals and providing recommendations to the Town Board.
